Understanding Debt-to-Income Ratios in Port St. Lucie, FL

If you're planning to buy a home in Port St. Lucie, one of the most important numbers you'll hear is your debt-to-income ratio, also known as your DTI. The good news is that it's easier to understand than most people think.

What Is a Debt-to-Income Ratio?

Your DTI is the percentage of your gross monthly income (before taxes) that goes toward paying your monthly debts.

Those debts can include:

  • Car loans
  • Credit card minimum payments
  • Student loans
  • Personal loans
  • Child support or alimony
  • Your new mortgage payment, including taxes, insurance, HOA dues, and mortgage insurance if applicable 

How Do You Calculate It?

The formula is simple:

Total Monthly Debt Payments ÷ Gross Monthly Income × 100 = DTI

Example

Let's say:

  • Monthly gross income: $7,000
  • Car payment: $450
  • Credit cards: $100
  • Student loan: $250
  • Estimated new mortgage payment: $2,000

Total monthly debt = $2,800

$2,800 ÷ $7,000 = 40% DTI

In this example, your debt-to-income ratio is 40%.

What DTI Do Lenders Look For?

Every loan program is different, but in general:

  • 36% or lower: Excellent
  • 37% to 43%: Still qualifies for many loan programs
  • Above 43%: May still qualify depending on the loan type, credit score, cash reserves, and other compensating factors. Some conventional and government-backed loans allow higher DTIs with strong overall borrower profiles. 

How Can You Lower Your DTI?

If your DTI is higher than you'd like, you may be able to improve it by:

  • Paying down credit card balances
  • Paying off a vehicle loan
  • Avoiding new debt before closing
  • Increasing your qualifying income if possible
  • Working with a mortgage professional who understands different loan program guidelines

Sometimes a small change can make a big difference in your buying power.
